Location

Buckhead is situated inside the "V" that is formed by the "Brookwood Split", where I-75 and I-85 diverge just north of Midtown. It extends northward until it reaches the southern boarder of Sandy Springs. The eastern boundary runs along I-85 until it reaches the Dekalb county line, which then becomes the eastern border northward. The western boundary is a little fuzzy. It's generally thought of as I-75, but there are many neighborhoods west of I-75, some as far west as the Chattahoochee river, which are considered to be part of Buckhead.

History

The most common question people ask about the history of Buckhead is how the area got its name. In the 1830s, there was a general store and tavern located where what is now the intersection of Peachtree, Roswell and Paces Ferry Roads. This establishment was owned by Henry Irby, and became such an important center of commerce for the area that the community around it became known as Irbyville. The story is that Irby mounted the head of a large deer at this location where it was visible to the many travelers who stopped by. This "buck head" became such a landmark that the name stuck. In the late 19th century, there was a movement to rename the area as Northside Park, but the Buckhead name was so well-established that the campaign failed.

Residential Neighborhoods

Yes, "neighborhoods" plural. Although many think of Buckhead itself as a neighborhood, there are actually dozens of neighborhoods that makeup the Buckhead area. Unfortunately, there's not enough room in the scope of this article to go into detail on each Buckhead neighborhood. I'll be writing separate articles on each Buckhead Neighborhood in the future, or you can check out the Buckhead Neighborhood Guide on our website. In the meantime I'll just give an overview of the single-family home real estate market in Buckhead. In 2009, the average sale price of single family homes in Buckhead was just over $800,000. However, the prices vary widely, from lows near $200,000 to highs over $10 million. With such a wide variety of homes, there's something to suit almost every budget.

Condos

In addition to its neighborhoods of single-family homes, Buckhead is also well-known for it's condominiums. Especially along the famous Peachtree Road, there are dozens of high-rise luxury condos, as well as townhomes and more traditional mid-rise condos. Though some of these luxury condos sold for as high as $4 million last year, the current oversupply of condos represents a strong buyer's market where the average Buckhead condo sale was around $250,000 in 2009. Even more so than with single-family homes, there are many affordable options in the Buckhead condo market.

Sometimes it can be so bad that you’ll end up needed to work overtime just to cover the extra expenses that month. But what can you do to get lower utility bills?

Well, first of all, you need to save your electricity. That’s right. One of the best ways to get lower utility bills is to lower your electricity intake.

So what can you do?

First of all, use your windows and fans. Air conditioning is grand, but it’s also not all that electricity efficient. Not to mention that if your house is well insulated, you’re often times just circulating around old air…

The solution is to air out your house. Not only will it cool things down, but it’s also a lot healthier for you and your family if you air out your house at least once a week. In the summer, it’s possible to do this even more thanks to the warm weather. If you stick a fan in the window, it has a similar effect to an air conditioner, although not quite as strong.

Another method is to unplug anything that you don’t need for the night. If you need a humidifier, you can leave that, but if you have a lamp, unplug it. Make sure that you have switched it off before hand. This also applies to several other appliances.

However, some things have hook ups that aren’t easily unconnected. You can only do so much as far as those are concerned. These are usually large appliances like washers and dryers. They usually use third-phase electricity.

But say that you weren’t quite getting the results you wanted. You were still having power surges, still having issues with getting lower utility bills and saving electricity, you may want to try another method.

You may not know this, but you’re paying for electricity you don’t use. This isn’t to say that you’re secretly making a donation to some unknown organization to keep their power running. That’s not the case at all. As a matter of fact, no one uses this power.

Once it’s all cool, turn off your air conditioner and enjoy the coolness and your savings!

In the winter, keep everything as draft free as possible (unless you live in a well insulated house. Then take at least one day per week to let it air out. This will replenish the oxygen in your home and keep you and your family healthier.). Use towels under doors, at drafty window sills and any other nook and cranny that you can think of.

Then, there is another option.

You may not have known this, but one way to save electricity is to, literally, save it. There is a small system that is designed strictly for the purpose of saving you money.

You may not know this, but a lot of homes in America and around the world, don’t use all of the electricity that you are spending your hard cold cash on. In fact, you lose about a fifth of it.

Yep. That means that you are paying a fifth of your bill for electricity that isn’t used by you…that isn’t used by anyone. It’s like when you’re making a pie and make your own crust. Quite a bit of the flour gets all over and a lot of it isn’t used!

What activities are proposed by the Stanford Alumni Association?

One way is when it comes to the electricity bills. You stuff rags in every nook and cranny, use your fireplace, and try and keep the house as draft free and warm as possible. Maybe you have a well insulated house that stays warm, but you’re still seeing sky high electric bills anyways. Either way, there has to be a way to get those bills down!

You can unplug everything. Appliances pull electricity from wall sockets even if you have them turned off. If they’re plugged in, they’re using small, minute, but easy to add up amounts. In short, they’re wasting energy.

Then, there are the big appliances or “third-phase” appliances. These appliances are larger and work a little bit differently than your everyday single-phase appliance. They also have a rather unsavory effect.

You see, when it comes to electricity, it’s kind of like bread. When you toast bread—or even when you don’t, it has crumbs. Now, in terms of food, the only thing you do with crumbs is throw them away, unless you happen to be really hungry. Your electricity sometimes acts the exact same way. It throws away electricity that you could be using. It isn’t much—only between 20% and 30%, but it also has downsides. One is that you could really use that. Think of it this way. If you have a leak that only loses 20%-30% on a constant basis when the water is on, you’ll end up with a fairly large flood. With electricity, that flood doesn’t go anywhere.

However, there is a way to contain the “flood” and use it later. It’s as simple as buying a small system that saves your electricity.

The way that it works is that you purchase a small box. It can be a few inches across or perhaps a little bigger. Either way, it may not look like much. Well, this little box saves your electricity. So when you need it, instead of having to pay for not only the electricity you’re losing but also the additional amount that you need to run your appliances, you don’t have to pay for the additional because you don’t need it! That’s right. Pretty much, you buy a little electricity bank that enables you to increase your electricity savings. Then, when you need the electricity, voila! It’s right there! You simply have to use it!

With these things in mind, you may find it quite a bit easier to increase your electricity savings. So you might be wondering how to save on electric bills. After all, you can’t afford to pay for constantly increasing electric bills. It isn’t only inefficient cost-wise, but it also contributes to global warming and other environmental issues. So what can you do to not only lower your rates?

(Remember that it’s always better to wear/use layers because layers trap little bits of warm air and allow them to circulate, thereby keeping you warmer.) If your house is sealed, you may want to air it out once or twice a week like mentioned in the summer.

If you don’t use A/C, you can keep your house cool thanks to fans. Simply place them in an open window. The window must be open or else you are just re-circulating old, hot air. A few summers ago, this caused many heat related deaths for the elderly because they were not able to or just simply did not open the windows. This will help to circulate air into the home and to make it cooler.

These means can help you to keep your house cooler and to save on electric bills…but there is another option that you might find a bit more suitable.

There is now a system out in the form of a box. This system acts kind of like a little bank. Why? Well, think of it this way.

Say that you were at a restaurant and you ordered toast (or a muffin, bagel, whatever you find most appetizing) and it was very crunchy and good, but there were quite a few crumbs. So many crumbs that you were losing about 30% of your toast, muffin, etc. The bigger bites you took, the more you lost. That’s kind of how your electricity works. The current runs to your house, but it sometimes functions like the toast. You have little crumbs that are paid for, but you lose. The box acts as a type of barrier from your “crumbs” and the “floor”. It saves them. Then, when your appliance needs to be powered, instead of having to pay for more electricity, you use what you’ve already paid for and saved!
